Increasing the Value of Your Rural Property
Looking to get the most bang for your buck when selling your land? United Country 5 Rocks Realty has compiled a list of five ways to increase acreage value.
1. Install Utilities and Drainage. Raw land will usually be worth much more if the buyer is assured a home can be built there. Adding utility lines can be costly, but they are in such high demand that not having them will significantly lower the value of your property.
Some rural lands may have certain spots that collect more water, making them appear swampy. Drainage issues can easily be resolved by installing underground drain tiles. These tiles ensure the water is dispersed, which will increase the value of your property by making land more favorable for farming, grazing or even building.
2. Improve Access. Not having access will severely limit the amount and type of buyers. Ideally, you want to have an asphalt or concrete driveway that leads to your property. If these are not affordable options, gravel is a good alternative.
3. Build Structures and Fencing. In most cases, adding structures such as homes, storage sheds, barns, and other structures can help increase the value of your land. While this isn't an improvement that's affordable or practical for every piece of land, it's something to be considered, especially if you plan on marketing the property as hunting, farming or recreational land.
Fences and gates are some of the first things buyers see, and this addition can enhance the value of your land.
4. Plant Trees. Planting trees on flat, open land will not only add privacy, but beauty as well. Be sure to avoid blocking scenic views when mapping the placement. Adding trees to the property also increases the value significantly, as the price of timberland continues to rise each year, offering a higher return rate.
5. Landscape. Curb appeal is not only important for homes, but also for land. Simple steps can be taken to do so, such as pruning trees, pulling weeds, picking up trash and clearing brush.
