Zoning Laws: The Basics

Zoning laws can be a tricky hurdle for some buyers and sellers in Alabama and Georgia! In this article, we will discuss what zoning laws are, what to look for, and how they can impact your real estate endeavors.  As real estate professionals in Georgia and Alabama, we understand the importance of understanding these laws and how to make them work for you.

What is a zoning law? Zoning laws are rules or regulations set by the local government that determine what uses the property can provide. These zoning laws depict what property types can exist inside a certain area. There three types of zoning restrictions we regularly run into - commercial, residential, and agricultural.

Commercial zoning affects businesses in that specific area. Businesses that often fall under commercial zoning include hotels, small businesses, office buildings, and vacant land that has commercial potential!

Residential zoning can include apartment buildings, townhomes, subdivisions, and vacant land with the potential to be used for residential purposes. Local governments will often times depict what type of residential space can be built in different zoning areas.

Agricultural zoning designates areas that are solely used for farming and other agricultural purposes.

It's important to work alongside a real estate agent when deciding to purchase a property for any of the above purposes. Real estate agents can help steer you away from properties that do not fit your zoning needs.
